A sublease agreement is a form that allows a tenant to rent space they have under a written contract with a landlord to someone else known as a Sublessee. The tenant renting the space, known as the Sublessor, will handle negotiating, reviewing the applicant (with the Rental Application), and accepting all responsibility for the sublessee.
Commercial SubLease Agreement – Restricted only for the use in retail, office, or industrial space.
Residential SubLease Agreement – For all residential property types including but not limited to: apartments, condominiums, houses, and roommate situations.
Landlord Consent Form – Most standard leases do not allow the act of subletting by the tenant, therefore the tenant will need to get consent from the landlord to be allowed to enter into a sublease contract.

How to Write (Commercial Sublease)
Step 2 – The Parties – Submit:
- Provide the name of the sublessor
- Name of the subtenant
- Enter the address of the property
- Unit Number
Step 3 – Term of Sublease – The sublessor must enter:
- The number of months for which the lease is extended
- The beginning date of the sublease in mm/dd/yy format
- Submit the amount of rent that shall be due each month
- Enter the day of the month that the rental payment is due
- Enter the name to whom the rent should be paid
- Submit the address to where the rent should be received by the landlord
- Submit the date of termination of the lease in mm/dd/yyyy format

How to Write (Residential Sublease)
1 – Select the Link Below to Obtain this Form
2 – Identify the Sub Lessor
Locate Item 1, then report the Full Name of the Sub Lessor on the space provided.
3 – Identify the Sub Lessee
Locate Item 2, then report the Full Name of the Sub Lessee on the space provided.
4 – Define the Location of the Leased Property
Item 3 will require the Street Address and the Unit Number of the Premises. It should be noted, the default City is Evanston, Il. You may use the editing program to change this.
5 – Define the Relevant Dates
Item 4 will also require attention. Use the blank spaces provided here to report the Calendar Day this Sublease goes into effect, the Month this Sublease goes into effect and the Year this Sublease goes into effect using the first three blank spaces. Then following the words “The rent is,” enter the Monthly Rent Amount the Sub Lessee must pay the Sub Lessor. Then on the blank space preceding the words “day of each month,” enter the Calendar Day the Sub Lessee’s Rent Payment is due. Finally, on the last blank space, enter the Full Address where the Sub Lessee must submit the Rent Payment.
Locate Item 5. This paragraph will require the Termination Date when this Sublease Agreement will cease being acitve.
6 – Name the Security Deposit Amount
Item 8 will require the deposit the Sub Lessor must relinquish to the Sub Lessee on the first blank space and the Dollar Amount the Sub Lessor will refund to the Sub Tenant (or Sub Lessee).
7 – Document All Additional Terms and Conditions that must Apply
If there are any additional Provisions to be included in this Sublease, they should be reported on the blank lines in Item “12. Other.”
8 – Define the Sublease Date
Item 18 will require the Calendar Date this Sublease is entered into by the Sub Lessor and Sub Lessee’s Signature. There will be three spaces provided, each requiring the appropriate component of this date.
9 – Provide the Binding Signatures
On the blank spaces following the words “Sublessor” and “Subtenant,” the Sublessor and Subtenant must Sign their Names. There will be a space preceding the term “Parent/Gaurdian” provided in the event either of these parties are a minor and a Parent/Guardian’s Signature is required.
10 – Provide Landlord Consent
On the blank space labeled “Date,” the Landlord or Agent must enter the Date he or she is Signing this Sublease Agreement. Below this, on the line labeled “Landlord/Agent,” the Landlord or Agent must Sign his or her Name to signify knowledge and consent to this agreement.
11 – Verify Attachments
Locate the words “Original Lease Attached.” If the Lease between the Landlord and Sub Lessor are is attached to this document, place an “X” in the space labeled “Yes.” If not, then mark the space labeled “No.” Below this indicate if an Inventory Checklist is attached by markign either the space labeled “Yes” or the one labeled “No.”
How to Write (Landlord Consent Form)
1 – Obtain the Landlord Consent Form
2 – Define the Date of Consent
The Date the Landlord officially gives Consent to the Sublease in focus must be reported using the blank lines following the words “…entered into this.”
3 – Report the Name of the Landlord and Tenant
Locate the blank space following the words “…by and between,” then report the Name of the Landlord. This should be followed with the Name of the Tenant on the next blank space.
4 -Identify the Sublease
Next, report the Date of the Sublease the Landlord is consenting to. This should be reported as a Month, Calendar Date, and Year on the space following the words “…certain sublease dated.” Enter the Name of the Subtenant listed on the Sublease being approved on the last blank space of this paragraph.
5 – Define the Master Lease
Locate the heading labeled “Recitals.” Here, in paragraph “A” report the Date recorded on the Master Lease as the Master Lease Date on the blank spaces provided. This is the Lease held between the Landlord and Tenant/Sublessor. Then in paragraph “B,” use the blank space provided to document what portion of the property will be sublet.
6 – Document the Consideration Paid
The next statement, beginning with “In consideration of the payment…,” report the Dollar Amount the Tenant has paid the Landlord for the Sublease to go into effect. The Date this payment has been remitted must be reported on the next three blank spaces (Calendar Date, Month, Year).
7 – Landlord Consent to Sub Lessee Rent Amount
Item “3. Monthly Basic Rent” will have a blank space where the dollar amount the Landlord agreed the Subtenant should pay the Sub Lessor should pay in monthly rent must be declared.
8 – Identify the State of Jurisdiction
Locate Item “9. Governing Law.” Enter the State that holds jurisdiction over the Master Lease, Sublease, and Landlord Consent Form.
9 – Landlord and Tenant Agreement
The last area of this Consent form will provide the required Signature Lines for this Consent form to be considered valid. There will be two sections: Landlord and Tenant. The Landlord Signature and Printed Name must be supplied in the left column below the word “Landlord.” The Tenant Signature and Printed Name must be supplied in the right column below the word “Tenant.”
