South Carolina Rental Application
A South Carolina rental application, also known as ‘Form 460’, is to be used by all landlords when making a decision to see if a tenant has the financial means to pay the monthly rent for a specific property. Depending on the landlord’s requirements, but usually a lessee must be earning at least three (3) times the monthly amount of the rent payment in order to feel secure about the tenant’s employment status. If it is less than the amount the landlord should require a co-signer or verify that they have the funds saved in the bank accounts provided in the application.
- If the tenant remains a high risk to the landlord, then a higher than average security deposit should be requested, note that according to Section 27-40-410, the landlord may ask as much as possible.
