The month to month lease agreement is a document to be used for a lessor, or landlord, and lessee, or tenant, that are looking for an understanding that there is no end date to a contract term. Although, according to Statute 91.070, allows for either the landlord or tenant to cancel the arrangement with at least thirty (30) days’ notice before the next payment period.
Both parties should understand that they shall be held to the same responsibilities as a long term lease (See State Laws Chapter 91 – Tenancy) and therefore the landlord should review every candidate before authorizing a contract with the rental application.

- Flooding – If the housing unit is located in the 100-year flood map it must be disclosed to the tenant.
- Lead-Paint – Only if the dwelling was built before 1978.
- Smoking Policy – The landlord must have a set of rules in place about the smoking guidelines on the premises.
