The North Carolina notice to quit is the first step in the eviction process when a tenant has failed to pay rent. The lessor will issue this form allowing the tenant up to ten (10) days to pay the rent due, which will continue the lease as if nothing happened, or vacate the property. The tenant should note that if they decide to vacate that it does not mean that they are off the hook for the amount due as the landlord will probably pursue them via collection agencies or through small claims court.
