A New Hampshire commercial lease agreement is reserved for tenants of retail, office, or industrial space seeking a long or fixed-term arrangement that protects their right to operate and conduct business on the premises. Before the landlord enters into a binding contract, they will usually run a credit check on the individual, or principal of the entity, through a rental application. The landlord may also verify that the company is valid by conducting a business search on the Secretary of State website.

The monthly rent is usually agreed upon in a price-per-square-foot format ($/SF). For example, if there is one-thousand (1,000) square feet (SF) of space available at a rate of $10/SF, the rent is calculated as the amount of square footage (1,000) times the price ($10), which equals the rent for the year, or $10,000. Therefore, the monthly amount would equal $833.33.

There are also other variables in the lease to be agreed upon by the landlord and tenant such as who will pay utilities, property expenses (taxes, insurance, etc.), and common area maintenance (CAM’s).
