Nebraska Rental Application
The Nebraska rental application is a document that is used to obtain information of the tenant and to grant their authorization for the landlord to perform any type of necessary background or credit check. The landlord, at their sole discretion, is allowed to charge a fee for conducting this service whether the tenant is approved or not. The landlord is also advised to seek any references the tenant may have, usually a previous landlord or employer, in order to get an idea of the tenant’s character.
Once the review process is complete, and the tenant is approved, the landlord should prepare a lease and ask for a Security Deposit (if applicable). Note that the landlord is not allowed to charge more than one (1) month’s rent (Statute 76-1416).
