The Georgia Month-to-Month lease agreement is designed for individuals who are unsure of how long they’ll stay at a particular location and are looking for flexibility in their lease. The fact that the lease has no set termination date but instead renews each month with rent payment enables both parties to get out of the agreement in an expedient manner if necessary (sixty days’ notice from the landlord is required to quit and thirty for the tenant). The form will include such pertinent details as the division of utilities, late payment consequences, landlord’s access to the premises, and cost of rent.

Rent Increase – Not statutorily defined how much notice is required by the landlord when increasing the rent on a rental property.

Minimum Termination Notice (§ 44-7-7) – The landlord must give sixty (60) days’ notice to quit the lease while the tenant need only provide thirty (30).
