An Arkansas Rental Application is used to verify the legitimacy of a potential tenant, whether the tenant is involved with a one year, month-to-month, sub-lease, or commercial lease agreement. In a rental application, things such as an individual’s credit, background, employment, and even any previous rental history may be examined to verify the credibility of the possible tenant. Rental applications typically cost a certain amount of money to conduct, and can add up to a prohibitive cost if the landlord has to pay each and every applicant’s examination that applies for the property. It is because of this that allows the landlord to charge individuals the price of the background check.
Both the landlord and tenant should keep in mind the time it takes to complete a background check, as less thorough checks can range from fifteen (15) minutes to more than three (3) days.

- If the property was built prior to 1978, the landlord must fit the tenant with the lead paint disclosure form which will inform the lessee of any existing material on the premises.
