Arizona Sub-lease Agreement
The Arizona Sub-lease agreement form allows the current tenant of a property to share the rent with another individual, called the “sub-lessee.” In Arizona, sub-leasing is popular with college students and with those who want to reduce the sum of their monthly rent. However, take note that the sub-lessee does not directly pay the landlord. If the sub-lessee were to skip a payment, the original tenant, called the “sub-lesser” would be required to pay the landlord in full.
It is also recommended that the sub-lesser inform the landlord of the new sub-lessees, as it is legally required in some communities/states. As the sub-lesser, it is wise to treat the sub-lessees the same way the landlord treated you before you moved in, so prepare and conduct a background check on the new sub-lessees. Note – All sub-lessors will be held responsible, just as a property manager or landlord, to fit the sub-lessee (tenant) with the following disclosure forms upon move-in:
