Nebraska Sub-lease Agreement
A Nebraska sublease agreement is for a tenant that has decided to either rent a portion or the entire premises they are currently under agreement to someone else. The landlord usually must be notified of this due to most master lease agreements barring the act of subletting on behalf of the tenant. If this is the case the tenant must obtain written permission stating their allowable use of subletting the property.
The sublessor, or original tenant, should keep in mind that they will be legally responsible for all aspects of the sublessee’s actions. This is especially related to paying rent, damage to the premises, and if an eviction is needed. To reduce the chances of the sublessor being liable for any damages a thorough background check should be made with the rental application.
- For any assistance in knowing either party’s rights, view the Landlord-Tenant Handbook.
Lead-Based Paint – The sublessor will have to verify if the structure was built before 1978, if so this form must be attached to the sublease and authorized by the sublessee.
