Nebraska tenancy at will, or a month to month agreement, is a form that allows a tenant to rent property from a landlord with the no end date to the contract. The agreement is perpetual, as long as both parties continue to abide by the terms and conditions, until either the landlord or tenant provides at least thirty (30) days’ notice to one another about an altering of the terms or termination (Statute 76-1437).

The landlord should understand that they must still abide to the Landlord-Tenant Handbook and therefore must follow the same eviction laws as a standard long-term lessee. Therefore it is advised that the landlord screen every lessee through the rental application.
