An Alaska month-to-month lease agreement is a contract between the tenant and the landlord, one which dictates that the tenant must pay rent every month in order to remain a lessee. This is a binding contract with no end date that can be terminated any month if the tenant or landlord so wishes (provided proper notice was given). If the landlord is worried about potential damage to the property, the landlord can require the tenant to pay a security deposit on top of the first month’s rent at the beginning of the lease. Like many other lease agreements, it is suggested that the landlord screen their potential tenants through a rental application form.

Rent Increase (Page 17 of the Alaska Landlord and Tenant Act) – Must give the tenant at least thirty (30) days’ notice.

Minimum Termination Notice (§ 34.03.290) – Fourteen (14) days if week-to-week. Thirty (30) days if month-to-month.
